Third-party marketing microsites for this project — including pages published under the name "SNN Bellahalli" — display PRM/KA/RERA/1251/310/AG/230202/003381 in the project's RERA field.

That number fails on two independent tests:

Class. The /AG/ segment marks an agent registration — a broker's licence to sell property. A Karnataka project registration carries /PR/. An agent number says nothing about a project's approvals, its land title, its sanctioned plan or its completion commitment.

Holder. The Karnataka RERA agent register shows that number is registered to an individual real-estate agent, not to SNN Estates, not to SNN Raj Corp, and not to any developer. It is a broker's own licence being presented as a project registration.

Reject it. And treat any site publishing it as unreliable on everything else about this project — including its claims of "6+ acres", "100+ apartments" and a 1.5-to-4 BHK configuration set, none of which match the developer's own project information sheet.

The correct position is simple: SNN Kannur Road has no Karnataka RERA project registration at this time. The state register was parsed directly on 10 August 2026 and carries no entry for this project under SNN Estates LLP or SNN Builders Private Limited. Registration has been applied for. No booking should be made until a /PR/ number is verifiable at rera.karnataka.gov.in.

SNN Estates — "formerly SNN Builders" — dates its practice to 2005 and cites approximately 21 million sq ft constructed across 12 delivered projects. It is a credible mid-tier Bengaluru developer with a two-decade record, currently building at both ends of the city.

What strengthens the assessment:

*The project is on the developer's own list.* "Kannur Road — North Bengaluru" appears by name in the upcoming section of snnestates.com. For a pre-launch, a public commitment on the developer's own site is a materially better footing than a broker listing.

*There is a registered project under construction seven kilometres away.* SNN Estates Felicity at Rachenahalli, behind Manyata Tech Park, is registered under PRM/KA/RERA/1251/309/PR/220124/006568 to SNN Builders Private Limited. It can be visited, and its site management, construction standard and pace can be judged directly.

*High-rise capability is demonstrated.* SNN Clermont at Hebbal — five towers of 40 floors opposite Nagawara Lake — is completed. A Ground+16 building is well inside that envelope.

*Current work spans price points.* Duomont at Kudlu Gate runs to 6 and 8 BHK ultra-luxury; Felicity starts at 1.5 BHK. That range suggests an organisation with genuine construction management depth rather than one repeated product.

What tempers it:

*Privately held, no published financials.* Unlike a listed developer, there is no audited balance sheet, no quarterly disclosure and no analyst coverage. A buyer's diligence burden is correspondingly higher.

*Twelve delivered projects is a moderate record.* Solid, but not the scale that removes execution risk on its own.

*The brand is genuinely confusing.* Two companies both describe themselves as "formerly SNN Builders" and both list several of the same completed projects. A buyer researching "SNN" will find SNN Raj Corp's 1994 founding, its ~40 projects and its public ratings mixed indiscriminately with SNN Estates' material. Establish which company you are dealing with before you rely on any credential.

RERA registration. The single most important open item, and complicated here by the false number in circulation. Wait for a /PR/ registration naming SNN Estates LLP or SNN Builders Private Limited.

Scale reconciliation. The developer's information sheet says 7 acres and approximately 550 apartments across four Ground+16 blocks. Aggregator sites say "6+ acres" and "100+ apartments". Those cannot both be right. The RERA registration will settle it, and the difference is material — it changes the density, the amenity economics and the parking ratio.

Configuration set. The information sheet says 2, 3 and 4 BHK. Aggregators list 1.5, 2, 2.5, 3, 3.5 and 4 BHK. Confirm at launch.

Pricing. No price has been published. Every figure on this site is derived from Sobha Dream Gardens' live pricing on the same road and from locality transaction data.

Timeline. March 2031 completion from a Q3 2026 launch is a reasonable five-year horizon on four Ground+16 blocks, but a pre-launch date is a target until it is written into a RERA registration with penalty clauses.

Specifications. Unit sizes, the amenity schedule, the DG allocation per apartment, the STP capacity and the parking ratio are all indicative until the specification sheet is issued.

The address — the strongest part of the case

The distinguishing feature of this project is not the developer or the plan. It is that Sobha built 1,780 homes on this road first.

The largest risk in buying into an emerging Bengaluru pocket is rarely the building. It is whether the approach road gets widened, whether BWSSB water actually arrives or the community runs on tankers, whether retail follows, and whether the last two kilometres are passable in October. Those questions have already been answered on Kannuru Main Road, by a branded developer that had to solve them to hand over.

That produces three concrete benefits. Infrastructure exists rather than being promised. Price discovery is public — Sobha transacts at ₹11,873–13,717 per sq ft here, a hard observable number to benchmark against. And resale liquidity is deeper, because a road with two branded communities has a market where a road with one has a queue.

A buyer can do something on this address that almost no pre-launch buyer can: walk into the neighbouring community, look at how the road performs at 9 a.m., and ask residents who have lived through several summers what the water situation actually is.

How SNN Kannur Road sits in that set. It is the only 3 and 4 BHK product on Kannuru Main Road. It is priced below every branded comparable. Its density is roughly a quarter lower than its immediate neighbour's. And it is the only project here whose developer has a live, registered, inspectable site within seven kilometres in the same corridor.

Where the comparables win. Sobha Dream Gardens is under construction with a December 2027 final phase — a buyer can see the building and take handover more than three years sooner, from a listed developer with a national delivery record and published pricing. Godrej Woods carries a listed-developer covenant and is already selling. Those are real advantages, and they are what the pre-launch discount compensates for.

What buyers and tenants actually value here

Commute to Manyata is the first filter for most buyers in this belt, ahead of price. A sub-30-minute drive clears; over 40 minutes struggles.

Water security. North Bengaluru's tanker dependence is a live concern and buyers ask about it directly. Here, uniquely, they can get an answer from residents of the community next door rather than from a brochure.

Configuration. On this road specifically, the availability of a 3 BHK at all is a differentiator. Households currently leave the pocket to find one.

Metro distance. Buyers ask which station and how far. Six kilometres is an honest answer that reads as adequate rather than strong, and it should be given honestly.

For tenants, the ranking differs: furnished or semi-furnished status, the power backup allocation, parking and the security arrangement — roughly in that order — ahead of the amenity list.

  1. Verify the Karnataka RERA registration at rera.karnataka.gov.in. Confirm it contains /PR/, not /AG/.   2. Confirm the promoter entity is an SNN Estates entity — SNN Estates LLP or S N N Builders Private Limited — and that the same entity appears on your sale agreement and your payment instructions.
  3. Check you are researching the right company. SNN Estates is not SNN Raj Corp. Credentials found under one name do not transfer to the other.
  4. Reconcile the scale. Confirm the land extent, unit count, block count and floor levels on the RERA certificate against what you were shown.
  5. Read the sanctioned plan — block positions, setbacks, open-space allocation, and whether the amenities on the render are in the sanctioned scope.
  6. Get the carpet area in writing and compute your rate per square foot of carpet. Run the same calculation on Sobha Dream Gardens next door — it is the most direct comparison available anywhere in this pocket.
  7. Check the encumbrance certificate for the survey numbers, for at least thirty years, through your own advocate.
  8. Visit Sobha Dream Gardens. Walk the road, watch the 9 a.m. traffic, ask residents about water and the approach road. You are buying this address as much as this building.
  9. Visit SNN Estates Felicity at Rachenahalli. A live, registered SNN Estates site seven kilometres away — the best available read on how this developer builds.
  10. Ask for the DG allocation in kW and the STP capacity in KLD. These separate an amenity list from an amenity delivery.
